Description
A building complex in romantic style that was built at the end of the 19th century (1860-1890).

It is situated in the most frequented part of Visegrád, next to the Solomon Tower, at the foot of the Upper-Castle (3 Salamon street, Topographical 13.) (please see the sign on the attached documents). Right next to the staircase that leads to the entrance there are the public car park of highway 11, the coach stop, and the boat station. Passers-by go along here on their way to the Solomon Tower, and the museum, furthermore everyone who travels from Budapest / Szentendre will come this way.

1. Altogether 20 rooms have been made, all with a bathroom, in the complex of two buildings (appr. 1000 useful sqm). In the main building, on the ground floor, appart from 4 rooms you can find the hall, the restaurant suitable for housing the hot kitchen, and a separate bar. There are 5 rooms on the first floor and a further 4 rooms on the second floor.

In the out-building you can see 7 rooms on 2 floors, and a so-called bathing-house attached that includes a sauna, jaccuzzi, and a balcony suitable for sun-bathing.

On the ground floor of the out-building there is a parlour that can be approached from the direction of the street. It can be operated, even on an independent basis, as a coffee-house or confectionery later on. The out-door swimming pool is situated between the two buildings, which will be connected to the sauna-jaccuzzi and sun-bathing balcony by a separate staircase.


In the garden there is even a cold-water spring, several walking routes, with resting places and benches, which need to be excavated and renovated. There is no fence on the border of Castle Hill. The forest itself is in fact part of the garden, the two have ’grown together’.


According to the land register, the total area of the estate consisting of the main building, the out-building and the garden, Topographical No13 (signed as A), is 3752 sqm.

2. The parcel next to the estate, Topographical No 14 (signed as B), with its 1050 sqms, belongs to the estate and includes the now ruined former service buildings. The owner is planning to place the conference room, and the fitness, massage, and other extra facilities here, if the first plan is to put into action, that is using the building complex as a hotel. This parcel though, gives scope for other facilities, as a wine bar, indoor sports-grounds, garage etc. In this case the reconstruction or rebuilding of the buildings is necessary.

Nevertheless the conference room can be placed on the sight of the main building complex. We have a valid building permit, which was also approved by the Monument Protection Authorities (see also in the pictures attached as „Green House”).

Concepts for Utilization

Basically we have envisaged the utilization of the unique facilities of the estate in two ways.

The first one is of touristic use, in accordance with the enormous development that can be seen in Visegrád, in the previous few years. As a result of the innovations, an enormous wellnes and conference hotel opened its gates 2 years ago. Another one, belonging to the Hilton chain, is just being built at the border of the city. Furthermore developing a state aided yacht-port and fitness centre on the bank of the River Danube is also among the plans.



According to the second concept of utilization, the Pálffy Mansion would serve as an exclusive venue for private events, which would host various programs, wedding parties, company trainigs, and professional education on a pre-reservation basis.

Neither of the concepts excludes that after the purchase, the new owner can use the building for his own purposes with a different profile, or even as a private house.

Planned / possible development of the building:

We are planning to place the service and comfort units and a conference room etc on the parcel (Top No: 14), which presently contains ruined buildings, and is in the neighbourhood of the mansion. At the same time there are possibilities for projects of different purposes, according to the requirements of the new owner. (Bowling ground or squash court, wine bar, beauty salon, music pavilion or fitness centre…)

The innovation of these is due in the next development rate.


Sales Offer

The mansion and the parcel next to it is solely owned by Rosa Villa Ltd (3 Salamontorony St. Visegrád). The company is unencumbered, and has no public dues.

The purchase of the estate would be realized by buying 100% share of the Ltd, so the building may remain the property of the company.

The renovation of the mansion together with its garden is in progress, its state is 90% at present. The purchase price is intended to cover the building comlpex together with theTop No-14 parcel with its ruined buildings next to it.


The hostel

Subject of the future agreement can also be the estate (Topogr No 15), which is also solely owned by Rosa Villa Ltd. The hostel can be found on the 1637-sqm parcel. The building itself is renovated but is not functioning presently. It is a simple and cheap form of accomodation that offers minimal facilities, suitable for students and ’no-frills’ tourists. It has rooms for 8-12 people, with bunkbeds. It is suitable to accomodate appr. 40-45 people. The building is right next to the mansion and the parcel with ruined buildings.

(floorspace 200 sqm + balcony 100 sqm).

The hostel is not closely related to the mansion, and can be run separately but together as well or may be used for the purpose of further development of the building. Its price can be altered on the basis of other factors of the agreement.

Visegrád

Visegrád (Plintenburg in German) is one of the smallest and oldest cities of Hungary. Popular holiday place, with a significant archeological importance. It is situated in the Danube Bend, on the right bank of the river, appr 30 kms north of Budapest, framed by the Visegrád Mountains.

It has been inhabited since the Ancient times (Bronze Age), the Romans had a militray camp here protected by 6 watch-towers. King Stephen I (the first Hungarian king) formed his first deaconry here (the castle is first mentioned in written form in 1009).

The Upper-Castle, situated on Castle Hill, together with its castle walls, that separate it from the valley, and the hexagonal tower (Solomon tower) were built in the 13th century.

The Ruling of the Angevin Kings of Hungary brought the castle to its golden age: the city was the official royal residence of the Hungarian king between 1323 and 1408. The palace also housed the renowned 1335 Congress of Visegrád. This time the Court of Visegrád was one of the cultural centres of Renaissance.

Visiting the Upper-Castle, which was the place where they kept the Hungarian royal crown for 200 years, and viewing the Royal Palace are always among the programs of tourists arriving to Budapest.

The most famous event in Visegrád is the annually held International Palace Games, which drives us back to the hectic life of the Middle Ages. The 3-day event starts with the Royal Parade marching. During these three days royal tournaments take place in the royal palace several times a day. Whilst the town hosts the medieval fair and offers handcraft activities, fair comedies, dance shows, archery, horse riding and so on to its visitors.
